فشار انباشته تقاضا میتواند صنعت ساختمان را از رکود خارج کند
سال گذشته بهرغم بروز پیشرونق در بازار املاک پایتخت، رکود در سایر شهرها با افت 40 درصدی معاملات خرید عمیقتر شد.
با این حال، وضعیت دو ماه اخیر بازار خرید و فروش آپارتمان در کل کشور از رشد معاملات حکایت دارد و مشخص میکند تغییر فاز بازار مسکن تهران با تاخیر در حال سرایت به سایر شهرها است.
متوسط قیمت هر مترمربع واحد مسکونی در 31 مرکز استان اعلام شد. بازار معاملات کشوری مسکن بعد از تعمیق رکود در سال 95، از اوایل امسال وارد مسیری شد که سال گذشته در بازار مسکن پایتخت شکل گرفت. دمای یکساله بازار مسکن در دو بعد عمده یعنی به لحاظ «حجم معاملات» و «متوسط قیمت»، براساس آخرین آمار استخراج شده از سامانه رهگیری مسکن و تازهترین اطلاعات اعلام شده از دفتر اقتصاد مسکن، در حالی از رفتار متفاوت بازار کشوری معاملات ملک نسبت به بازار مسکن شهر تهران حکایت دارد که سه منبع اطلاعاتی بازار مسکن از ورود معاملات کشوری به فاز جدید از ابتدای پاییز امسال خبر میدهند.
عضو هیات مدیره انجمن انبوه سازان اما در این باره معتقد است:تنها به دلیل فشار انباشته تقاضا، امکان دارد در ماههای آتی با رشد صنعت ساختمان رو به رو شویم.
ایرج رهبر افزود: با توجه به گزارشهای رسمی مراکز آماری کشور، رشد صنعت ساختمانی منفی بوده است. در واقع روندی افزایشی در ساخت و ساز نداشته ایم. شاید در مقطعی، نسبت به ماه گذشته رشد بیشتری به ثبت رسیده باشد، اما این طور نیست که در سال جاری با رشد صنعت ساختمانی در کشور رو به رو باشیم.
وی ادامه داد: به همین دلیل هم نمی توان پیش بینی کرد که در نیمه دوم سال، رشد صنعت ساختمان چگونه خواهد بود. رشد در حالتی پیش میآید که برای آن برنامه ریزی صورت گرفته و یا تغییراتی در برنامهها ایجاد شده باشد.
عضو هیات مدیره انجمن انبوه سازان افزود:اگر به صورت گذشته خود به خود بخواهد این رشد اتفاق بیافتد تنها به دلیل فشار انباشته تقاضا میتواند رشد ایجاد شود.
رهبر تصریح کرد:چندین سال است که با رکود مواجه هستیم و در همین حال کسانی که منتظر تغییرات در قیمت مسکن هستند، اگر شاهد باشند که تغییری فعلا پیش نمی آيد شاید مجدد برای خرید اقدام کنند.
وی بیان کرد: برای رونق در بخش ساخت و ساز و خروج از رکود مسکن لازم است طرحهایی که ارائه شده،به سرعت اجرایی شود تا شاید تغییر در صنعت ساختمان باشیم.
