راه حل کاهش اجارهها، تولید مسکن است
عضو کمیسیون عمران مجلس گفت: رشد نرخ اجاره بها عاملی برای کاهش قدرت خرید اقشار متوسط و ضعیف جامعه است و راهکار تنظیم بازار اجاره بها تولید مسکن و ایجاد توازن در عرضه و تقاضا است.
حمید بنایی با اشاره به آمار بانک مرکزی در خصوص افزایش 33 درصدی سهم اجاره بها افزود: متاسفانه رشد نرخ اجاره بها در سال جاری به کاهش بیش از حد قدرت خرید اقشار متوسط و ضعیف جامعه منجر شده است.
عضو کمیسیون عمران مجلس شورای اسلامی، راهکار تنظیم بازار اجاره بها را تولید مسکن و ایجاد توازن در عرضه و تقاضا خواند و اظهار کرد: اجرایی شدن طرح مسکن اجتماعی و در پی آن تامین سرپناه برای اقشار متوسط و ضعیف جامعه میتواند از رشد بیجهت نرخ اجاره بها در بازار جلوگیری کند.
نماینده گناباد و بجستان در مجلس شورای اسلامی، همچنین از آماده شدن طرح مسکن اجتماعی برای اجرا خبر داد و تصریح کرد: طبق اعلام مسئولان وزارت راه و شهرسازی این طرح به زودی اجرایی شده و بسیاری از مشکلات حوزه مسکن را مرتفع میکند.
این نماینده مجلس دهم، با بیان اینکه کمبود مسکن در کشور به نسبت نیاز جامعه محرز است، افزود: در صورتی که تولید مسکن در دستور کار قرار نگیرد رشد قیمتها تا 10 درصد دیگر و متناسب با نرخ تورم نیز ادامه خواهد داشت.
بنایی با تاکید بر اینکه توجه به بافتهای فرسوده یکی از راهکارهای از بین بردن حباب قیمتی در بازار مسکن است، تصریح کرد: در صورت اجرایی شدن قانون برنامه ششم توسعه و بودجه سال آتی به طور حتم بازار مسکن با وضعیت بهتر و تحول رو به جلو مواجه خواهد شد.
وی با بیان اینکه بیتوجهی به سازوکارهای در نظر گرفته شده در قانون برنامه ششم توسعه و بودجه سال آتی رشد قیمتها در حوزه مسکن را رقم میزند، گفت: در حال حاضر کشور به 850 تا 900 واحد مسکونی و حتی بیشتر در طول سال نیاز دارد تا بتواند از رشد قیمتها در نتیجه کمبود مسکن جلوگیری کند.
این نماینده مردم در مجلس دهم، با بیان اینکه تنها راه برای کاهش نرخ اجاره بها و تنظیم بازار مسکن تولید واحدهای مسکونی برای پاسخ به نیاز جامعه است، گفت: دولت باید راهکاری را در پیش بگیرد که حباب قیمتها در این حوزه شکسته شده و نرخها به وضعیت قبل برگردند.
